In short
Paying half the monthly mortgage every two weeks makes 26 half-payments — 13 monthly payments a year — and the extra one goes to principal. On 300,000 at 6.5% over 30 years, bi-weekly payments of 948 clear the loan in about 24 years and save roughly 88,000 of interest; paying 1/12 extra principal each month achieves the same without any lender fee.
Who this is for: Mortgage borrowers considering bi-weekly or extra-principal payments.
Why bi-weekly payments shorten a mortgage
- A year has 52 weeks, so paying half the monthly amount every two weeks means 26 payments — the equivalent of 13 monthly payments. The extra one reduces principal directly.
- On a 30-year loan at 6–7% that typically removes 4–5 years and saves 15–20% of the total interest.
- Timing bonus: if the lender credits each half-payment when received, interest is also charged on a slightly lower average balance — a small additional saving.
- Beware fees: third-party programmes may charge setup and per-transaction fees and some simply hold your money until the normal due date, delivering nothing you could not do yourself.
- DIY: add 1/12 of the payment as extra principal each month — identical saving, no fee, fully flexible. Check there is no prepayment penalty (UK fixed deals usually allow 10% a year).

Assumptions
- Monthly payment from the amortising formula; bi-weekly = half, applied every 14 days at rate ÷ 26.
- DIY equivalent = monthly payment + 1/12 extra principal each month.
- Time saved = monthly months − bi-weekly months (periods × 14 ÷ 30.44).
Worked example
Monthly payment 1,896 → bi-weekly 948. Monthly: 30 years, about 382,600 interest. Bi-weekly: about 24 years 1 month (628 payments) and 294,500 interest — saves about 88,100 and almost 6 years. Paying 2,054 monthly (1/12 extra principal) clears it in 24 years 2 months with 295,400 interest — within about 900 of the bi-weekly result. Adding 50 to each bi-weekly payment ends the loan in about 21½ years.
Frequently asked questions
Does paying bi-weekly really save money?
Yes — because you make one extra monthly payment a year, not because of the schedule itself. The calculator shows the saving and the free monthly equivalent.
Will my bank let me pay bi-weekly?
Many will; others accept extra principal with the monthly payment, which gives the same result. Confirm there is no prepayment penalty.
What is the difference between bi-weekly and semi-monthly?
Bi-weekly is every two weeks (26 payments); semi-monthly is twice a month (24 payments) and produces no extra payment, so it saves almost nothing.
Does this work for UAE or Pakistan mortgages?
Yes for reducing-balance loans with free partial prepayment; UAE banks typically allow overpayments with a small fee, so compare that fee with the saving.
How much faster is a 30-year mortgage paid bi-weekly?
About 5–6 years faster at 6–7% rates, saving 20–25% of the interest.
Can I stop bi-weekly payments?
A lender programme may need notice; the DIY version — extra principal with the monthly payment — can stop any month.
