In short
Buying property in Dubai costs 4% of the price in Dubai Land Department transfer fee plus a trustee admin fee (about AED 580), a 0.25% mortgage registration fee if financed, and typically 2% agency commission — roughly 6–7% of the price in total.
Who this is for: Buyers budgeting the government and agency costs on top of a Dubai property price.
What you pay on top of the property price in Dubai
Buying property in Dubai involves several costs beyond the purchase price:
- DLD transfer fee: 4% of the property price, paid to the Dubai Land Department. In practice this is usually paid by the buyer, though it is sometimes split or negotiated.
- Trustee registration admin fee: a flat fee paid to the registered trustee office that processes the transfer.
- Mortgage registration fee: if you're financing with a mortgage, an additional 0.25% of the loan amount plus a small admin fee, paid to register the mortgage against the title.
- Agency commission: typically around 2% of the price, paid to the real estate broker (not a government fee).
Off-plan (Oqood) purchases and some free-zone developments can have different fee structures — always confirm the exact fees for your specific transaction with your broker or the developer's sales team.
Assumptions
- DLD transfer fee is 4% of the price plus a flat trustee admin fee of AED 580.
- Mortgage registration is 0.25% of the loan amount plus AED 290, only when you select a mortgage.
- Agency commission uses the percentage you enter (default 2%); NOC and developer fees are not included.
Worked example
DLD fee: 1,500,000 × 4% = AED 60,000
Trustee admin fee: AED 580
Mortgage registration: 1,125,000 × 0.25% + 290 = AED 3,102.50
Agency commission (2%): AED 30,000
Total extra costs ≈ AED 93,683 on top of the AED 1,500,000 price
Frequently asked questions
Who pays the DLD transfer fee in Dubai — buyer or seller?
By default practice it's usually the buyer, but this is negotiable between the parties and should be specified in the Memorandum of Understanding (MOU/Form F).
Are there different fees for off-plan properties?
Yes — off-plan (Oqood) registration has a separate, typically lower initial registration fee, with the full transfer fee often due later or handled differently. Confirm with the developer.
Does this include NOC fees?
No — a No Objection Certificate (NOC) fee from the developer (commonly a few thousand AED, varies by developer) is a separate cost not included here.
Can the 4% DLD fee be split with the seller?
Yes — the law does not fix who pays, and the MOU can split it, though market practice is that the buyer pays.
Is there VAT on the DLD fee or on property?
The DLD fee itself has no VAT. Residential property sales are exempt (or zero-rated for a first sale within three years of completion); commercial property carries 5% VAT.
