In short
SAMA allows Saudi citizens to borrow up to 90% of the value of a first home, so the minimum down payment is 10%. Most Saudi home finance is structured as Islamic murabaha or ijara, with the monthly instalment calculated on a standard amortisation basis.

Saudi home finance basics
Home finance in Saudi Arabia is usually structured as Islamic murabaha or ijara rather than a conventional loan, but the monthly installment is computed with the same amortisation formula used here. Two figures matter most:
- LTV cap: SAMA raised the maximum loan-to-value for Saudi citizens buying a first home to 90% in 2018, meaning a 10% down payment. Other cases — second homes, investors, some expat products — commonly face 85% or lower, at the bank's discretion.
- Profit rate: most products are fixed for the term or repriced periodically against SAIBOR. Enter the all-in annual rate your bank quotes.
Subsidised programmes through the Real Estate Development Fund (REDF) and Sakani can cover part of the profit for eligible citizens — not modelled here.

Assumptions
- LTV is 90% for a Saudi citizen's first home and 85% otherwise; the down payment is the remainder.
- The installment uses standard amortisation at the rate and term you enter.
- REDF/Sakani subsidy, fees and RETT are not included.
Worked example
LTV 90% → loan SAR 810,000, down payment SAR 90,000
Monthly installment ≈ SAR 4,974; total payable ≈ SAR 1,492,000, of which ≈ SAR 682,000 is profit.
Frequently asked questions
Can expats get home finance in Saudi Arabia?
Some banks offer products to expatriates, usually with stricter LTV and eligibility. Check with individual banks.
Is the down payment the only upfront cost?
No — budget for valuation, admin and any real estate transaction tax (RETT) that applies to the purchase.
Does this include REDF subsidy?
No. If you qualify for a subsidised profit rate through REDF/Sakani, your effective installment will be lower than shown.
What is the maximum home loan term in Saudi Arabia?
Banks commonly offer up to 25–30 years, subject to age at maturity limits.
Does the mortgage include real estate transaction tax?
No. RETT of 5% applies to most property transfers and is paid separately; first-home buyers may qualify for a state-funded exemption up to a threshold.
