Your rental property's DSCR by the rent ÷ PITIA or NOI ÷ debt-service method — whether it clears the lender's 1.0–1.25 minimum, the rent needed, the maximum loan and down payment, and monthly cash flow after PITIA.

In short
A DSCR loan qualifies the property rather than the borrower: most residential DSCR lenders divide gross monthly rent by the full payment (principal, interest, taxes, insurance, HOA) and want 1.25 or higher for the best terms, 1.0–1.24 at a higher rate, and rarely lend below 1.0. Expect 20–25% down, rates 0.5–1.5 points above conventional, prepayment penalties and no income documentation.
Who this is for: US real estate investors financing rentals without income documentation.
How DSCR loans are underwritten
- Formula: most residential DSCR lenders use gross rent ÷ PITIA (principal, interest, taxes, insurance, association dues). Commercial lenders use net operating income ÷ annual debt service.
- Thresholds: 1.25 is the classic bar; 1.0–1.24 is often approved at a higher rate or lower LTV; below 1.0 ("negative DSCR") a few lenders lend at 65% LTV or less.
- Levers: a bigger down payment lowers the payment and lifts the ratio; interest-only periods raise DSCR on paper; buying down the rate helps too.
- Rent evidence: an existing lease or the appraiser's Form 1007 market-rent estimate — the lower of the two usually governs.
- Trade-offs: easier qualification and LLC vesting versus higher rates, prepayment penalties and 20–25% minimum down. Compare with a conventional investor loan if your tax returns support it.

Assumptions
- PITIA = P&I at the rate and term + tax/12 + insurance/12 + HOA; DSCR = rent ÷ PITIA, or (rent × (1 − opex) − tax − insurance − HOA) ÷ P&I.
- Rent needed and max loan solved for the entered minimum DSCR.
- Cash flow = rent − PITIA before vacancy, repairs and management.
Worked example
Loan $262,500; P&I $1,791; PITIA $2,291. DSCR = 3,000 ÷ 2,291 = 1.31 — meets the 1.25 bar. Rent needed for 1.25 is $2,863, so there is $137 of cushion; the maximum loan at 1.25 is about $278,500, so 25% down is more than enough (about 20.4% would do). Cash flow after PITIA is about $709 a month before vacancy and repairs.
Frequently asked questions
What DSCR do lenders require?
1.25 for the best terms; many accept 1.0–1.24 with a rate bump; a few lend below 1.0 at low LTV.
How is DSCR calculated for a rental?
Gross monthly rent divided by the full housing payment (PITIA) for most residential DSCR lenders; NOI divided by debt service for commercial loans.
Can I get a DSCR loan with no income documentation?
Yes — that is the point: no W-2s, tax returns or DTI. You still need credit, reserves and the down payment.
Are DSCR loan rates higher?
Usually 0.5–1.5 percentage points above conventional investor rates, with prepayment penalties in the first 3–5 years.
Can I buy in an LLC with a DSCR loan?
Yes — most DSCR lenders allow or prefer LLC vesting, unlike conventional investor loans.
Do short-term rental projections count?
Many lenders accept documented STR income or AirDNA projections with a haircut; others use long-term market rent only.
